We made an intentional decision not to target market investors or flippers for two reasons. Number one, we wanted to protect the integrity of the neighborhood. I know this neighbor and that neighbor and that neighbor and nobody would be happy with me if there was a fourplex right in their backyard. The other reason is investors make money on the buy. So I would rather sell to a homeowner who would fall in love with the home and pay a little bit more. I see this all the time and it's a big mistake, a huge mistake. People empty out their home before they put it on the market."

"And what that does is draw attention to the peeling wallpaper, the scuffs in the floor, the nicks in the wall. If you can leave your home furnished, and we can add some lifestyle accessories, then we can do a phenomenal video targeting the right buyer. And the right buyer will pay you more. An empty room is not warm and inviting. In fact, it's quite an echo chamber. If you can stage a home, a buyer will walk in and they will sense the love and attention to detail. This cellar had an incredible art gallery wall and, during our open house, it was a topic of conversation. Buyers were engaged in this home. So the lesson in this, in real estate, who you market to is just as important as how you market."

If it has been on the market for 60 days, ask if there's been any offers yet and if the offer fell apart, it's really good to understand why. Question number three: have there been any big ticket items that have been updated? For example, the roof, the furnace, those kinds of things are really important to know. Number four: what are the neighbors like? Are there any insights? Are they in a rock band and practice in the garage? Are they really quiet and keep to themselves? And lastly, question number five: are there any additional items being included in the sale? You ask this question because you just never know the answer, and that could help you secure an awesome deal.
